How to choose an Agent

Choosing a real estate agent is not always an easy task. You want to find an agent who is not only trustworthy, knowledgeable and experienced, but who will also work hard on your behalf. Here are a few things to look for when choosing an agent:

Consider whether the agent is familiar with your area. A very simple way to do this is through an appraisal. A great agent should be able to provide you with an accurate appraisal of the property and its worth in the current market. They should come armed with up to date comparable sales and statistics in the area. Buyers will use comparable listings in your area to their benefit, so it’s important for you to understand where the market is before setting a price. Every vendor wants to achieve the highest price as a result, but it is critical to ensure you have the correct appraisal. This will enable you to set your price to meet the market and generate immediate interest.

Be on the look-out for over inflated appraisals, It’s an unethical means of attaining a listing, and can place you in a worse position that when you started. Potentially, leaving you with a bill for marketing costs and a stale listing on market for an extended period receiving little interest. So, ensure you make considered choices when assessing each agent’s appraisal. Ask yourself the question, how is this agent promising so much more than the others? There is an old saying, “if it’s too good to be true…”

It’s important to ask about their commission structure. You don’t necessarily need to pay the highest commission, but be aware of agents who simply offer a cheap commission to begin with or accept a low commission without negotiating. Consider this as an opportunity for an agent to display their skills of negotiation. If an agent can’t negotiate the best value for their services, how will they represent you? Again, paying the highest commission isn’t always necessary, but working with an experienced, knowledgeable and skilled agent is well worth the investment.
